This delightful, newly built villa is peacefully positioned on grounds of 4000 sqm in the outskirts of the village of Koxare, about 19 km inland of Rethymno. It is 200 sqm in size and can accommodate up to 8 people (extra charge of £238 per person).

To the rear of the house is a large garden of young fruitful trees of 50 different kinds, a wine yard and on the edge of the grounds the owner keeps a small hen-coop with chickens and rabbits. The guests are welcomed to use the fruits of the trees and get daily fresh eggs. In the garden there is a large built barbeque with a vine covered sitting area. The barbeque area is equipped with washbasin, electric grill, oven with coals. Further there is a pool area with a 40 sqm swimming pool along with children’s pool. A tiny lagoon with water-lilies is a charming garden decoration.

The main entrance of the house with small covered terrace is on the middle floor. Entering there is a sitting room with fireplace and TV that opens to a large covered veranda offering views over the pool, the garden and the surrounding mountains. On a higher level is a bath/WC with shower and washing machine, a fully equipped kitchen with gas-herd, microwave and dishwasher attached to a dinning room that opens to another covered veranda. From here with two staircases one has access to the front sun terrace and to the barbeque area. The upper floor is reached via a marble staircase, where three bedrooms are, all with private balcony. The master bedroom has a king size double bed, the other two twin beds that can be joined to a double. Further there is a bath/WC with bathtub. All balconies have patio furniture and offer unhindered views of the mountainous countryside and the nearby villages.

Off the middle floor another marble staircase leads to the under floor. Here is a spacious guest room which is nicely divided with a large curtain into a double bedroom and a sitting area with fireplace, and has a separate entrance that opens to the sun terrace. Further on this floor there is a simple WC with only shower phone and a sitting area with dinning table, a full-size cooker, a large fridge/freezer and a balcony door to the garden. The bedrooms and the sitting area of the main floor, as well as the bedrooms of the upper floor have air conditioning in the price included.

In the village of Koxare, some 700 m away, there are two tavernas and a kafenion. A minimarket can be found in Spili, 7 km away. A larger variety of shops and entertainment are in coastal village of Plakias at 17 km distance. The nearest beaches of Preveli and Ammudi are about 12 km away.
